The most common option is a complete supply-and-install contract: Western Industrial designs the floor to your brief, fabricates all structural components to UKCA-marked standards, manages the Building Regulations application, installs the floor on site with our own directly employed teams, and provides the full handover documentation.
This is the recommended option for any business that does not have experience in structural steel installation, or whose landlord or insurer will require proper Building Regulations sign-off and UKCA-compliant steelwork documentation.
New mezzanine floors from Western Industrial start from approximately £8,000–£12,000 for a basic 50m² storage floor, rising to £25,000–£95,000+ for office and industrial mezzanines with fire protection and full fit-out.

Supply-only mezzanine floors
For customers with experienced in-house installation teams or a contractor already appointed, Western Industrial can supply the structural mezzanine components only: fabricated and UKCA-marked columns, primary beams, secondary joists, deck boards and access system components, delivered to site ready for installation.
Supply-only contracts include all structural drawings, UKCA Declaration of Performance and the technical documentation needed for the Building Regulations application. The customer or their contractor is responsible for the installation and for managing the Building Control inspection.

Used and second-hand mezzanine floors
The market for used and second-hand mezzanine floors exists, but buyers should approach it carefully. A mezzanine floor removed from one building may not be suitable for another. The column heights are specific to the ceiling height of the original building. The column grid is specific to the original floor plan. And unless the original installation was properly documented, the UKCA compliance status of the steel may be uncertain.
The conditions under which a second-hand mezzanine floor is a sensible purchase:
- The original installation was properly documented with UKCA Declaration of Performance and structural certificates
- The dimensions match your building closely enough that the structure can be used without significant modification
- A structural engineer has confirmed the suitability of the used components for the new installation
- Building Regulations are re-applied for in the new building, with new calculations based on the actual structure and loads
Without these conditions, a used mezzanine floor can be a false economy: cheaper to buy but expensive to make compliant, or worse, permanently non-compliant.
